Why is Reroofing a Bad Idea?

If you’ve been exploring roof replacement options, you may have come across the term “reroofing” or the practice of installing a new roof over the old one. While it’s available, you really shouldn’t choose this option. Here’s why.

HOW DOES REROOFING WORK?

The reroofing process involves installing a new roofing system over the old one, from the underlayment up to the outer roofing layer. By not tearing down the old roof, it can help cut down the labor and disposal costs. It can also help make installation time several hours shorter, which can be crucial when inclement weather is expected during the installation time frame.

It may sound like a good deal, but reroofing presents drawbacks. For one, the framing on most types of residential roofing systems are built to carry the weight of one roof. Reroofing would be the equivalent of the weight of two roofs on one frame, which increases the risk of a collapse. Hidden issues on the old roof also wouldn’t be fixed, merely covered. Problems like rot, mold growth and curled shingles woulln’t be addressed until the next time the roof is replaced, which may be years down the line.

THE BETTER SOLUTION: ROOF REPLACEMENT

In comparison to reroofing, a standard roof replacement involves tearing down the old roof down to the decking material. This gives roofing installers access to damaged parts of the roofing system and perform repairs before the new roof goes on. Roof replacement results in a genuinely brand-new roof as opposed to the “swept under the rug” approach with reroofing.

Another benefit of roof replacement is it’s eligible for better warranty coverage and a wider selection of roofing options. Most roofing manufacturers offer warranties for complete roofing systems that include coverage for workmanship and accessories – coverage that you’re far less likely to get with reroofing. The greatest advantage of roof replacement is it has a longer expected lifespan and provides better protection against the elements.
